We advise you to read our terms and conditions carefully which has been made to maintain a peaceful, clean and harmonious environment for all guests.
Booking & Payments
1. In order to confirm a booking, Emerald Residency has to receive an advance, ranging from 50% to 100% depending upon the period of booking and the property booked.
2. Advance may be made via Cheque, Cash or Bank Transfer. Only upon receipt of this payment will we confirm the booking.
3. The outstanding amount (and/or security deposit) has to be paid upon check in by either cash or credit card. There may be Credit Card charges applicable.
4. Balance payments may also be made prior to check in by bank transfer, cash, cheque or credit card. However, payment by credit card on the spot may not be available in all areas and may incur additional charges.
Check-in, Check-out
1. Our Check in time is 1300 Hrs (1pm) and Check out is 1100 Hrs (11am). In case of early arrival or departure, kindly let us know in advance.
2. Early Check-In and/or Late Check-Out is subject to availability. Charges for the same may be applied.
3. A copy of Valid Identification Card is mandatory during Check-In. This is for your own safety, and that of other guests.
3. We do not allow non-married couples to stay in our premises without proper authorization. Corporate firms are advised to send an advance-email for any such requirement. Other guests are required to furnish marriage certificates on making any couple booking.
4. Management reserves the right to admission, despite a confirmed booking held by the Guest. Refunds will be made when such rights are exercised.
Modification/Cancellation of Reservations
1. All bookings may be modified/cancelled 14 days prior to arrival date without any penalty charge, unless otherwise stated in the reservation email; upto 50% cancellation fee may be charged for cancellations made 7-14 days prior to arrival date; and, upto full amount of total tariff may be charged in case of cancellation 7 days or less and/or no-show cases.
2. No refund will be given to reservations being cancelled after above period. Modifications may be made depending upon availability at any point of time. Reservations made via credit card will be charged accordingly.
3. In case of force majeure, block bookings, or unforeseen circumstances (unscheduled works, water damage etc.) Emerald Residency reserves the right to offer the client an apartment/room of similar characteristics. In case the client doesn’t agree with the newly proposed apartment, he/she has the right to cancel the booking and receive a total refund except for the portion corresponding to the days the apartment was used, in case that occurs, Emerald Residency will not be liable for any further claim by the client.
Cleaning and other Services
1. A cleaning service at the end of your stay is included in the price of your stay for Long Term Guests. An extra pair of sheets and towels will always be at your disposal in the apartment. Also, a daily cleaning service may be included in the agreement.
2. The Caretakers may arrange for outside food, taxi services and other requirements at the cost and risk of the Guests. Emerald Residency takes no responsibility of the same.
Number of guests
1. Corporate guests are not allowed to exceed the arranged number of persons without previous authorization from the concerned department. In case of a valid agreement, the price will be subject to modification upon any such request.
2. The number of guests staying in the apartment should not exceed the number allocated for each apartment.
3. Children under two years old are free to stay with their parents/guardians.
4. In case of infringement, the client shall be required to leave the apartment immediately and shall have no right to claim any type of compensation from Emerald Residency.
Liability
1. Guests declare explicitly to use the apartment at their own risk and relieve Emerald Residency of all claims of compensation.
2. Emerald Residency will not be liable for any valuables brought to the apartment by the guests.
3. The guests are liable for all damages and impairments on the rented apartment or furniture, as far as they exceed signs of wear and tear on normal usage.
4. It is the guests’ responsibility to pay for lost keys and cover additional costs for changing the lock. Management fees may be charged in addition to the costs incurred.
General rules
1. Pets are not allowed.
2. Smoking is forbidden inside the apartment; it is only allowed on the balcony, terrace, patio and garden.
3. The specific house rules in each apartment should be respected (maintaining silence at night and putting the rubbish in the special containers among others).
4. Any infringements on the above mentioned terms give Emerald Residency the right to require the immediate departure of the client from the apartment. The client shall have no right to claim compensation whatsoever.
5. Court of jurisdiction for all premise is Kolkata with option for arbitration as deemed fit by Emerald Residency.
